We are looking for an experienced Community Manager to join our team and help us develop and maintain strong relationships with our community. Will be assisting the Regional Manager in monitoring staffing needs, hiring and firing staff. Must have excellent communication skills, manage and ensure the property is performing up to company standards (Hud compliance, routine maintenance, leasing, occupancy etc.) Assist in the development of budgets and ensure the properties are operating within budget. Signing bonus: $500 after three months of employment(Permanent Hire) and $1,500.00 after six months of employment.
Responsibilities of Community Manager- To ensure the community staff is operating tasks efficiently
- Oversee and maintain wait list to 30%
- Upkeep, the vacant units are properly turned in and rented within five days.
- Inspect daily for property cleanliness
- Oversee the efficiency and utilization of Onesite
- Organize resident functions
- Follow all requirements on the monthly calendar
- Responsible for daily deposit of rent checks
- Make sure the community is following property programs like Project-Based Section 8 and or Tax Credit
- Work with National Compliance Manager ensuring compliance issues are addressed in efficiently.
- Keep property expenses within budget
- Assist with annual budget preparations
- Responsible for delinquencies
- Codes Payables
- Ensures
- All new resident paperwork is filled out properly
- Paperwork and files are updated going forward (certifications & re-certifications)
- Prepares for Management Occupancy Review
- Post legal notices and proceeds with legal action when necessary
- Prepare weekly, monthly, quarterly and annual reports
- Other duties assigned
Requirements of Community Manager- Section 8 experience
- Work assigned hours as scheduled
- Work in a fast-paced environment

- Knowledge of office procedures
- Learn all aspects of community manager duties
- Independently work on tasks
- Excellent verbal and written communication
- Able to:
- Move, drag, lift up to 40lbs
- Sit and stand frequently
- Walk on Property at its entirety
- Able to bend, twist, stoop and kneel
- Will be exposed to indoor outdoor environment
Qualifications/Experience of Community Manager- Bachelor’s Degree from an accredited college or university
- One year experience in Property Management (Three years preferred)
- Knowledge of affordable housing programs
